What is required to apply for a unit?Prospective tenants will need to complete an application, provide photo ID, proof of income and references.

How to I pay my rent?Monthly Rental Fees are collected on the 1st day of the Month via E-transfer. $65.00 + GST applied to NSF rental fees, Notice to Vacate will be issued for any tenants who fail to ensure all rental fees are paid on the 1st day of the Month. **First Months Rental Fees/Damage Deposit must be paid in full in order to receive possession of unit.

Do I need to pay a deposit?Yes all tenants are required to pay a security deposit to secure unit. Deposit is held in trust with Service New Brunswick Residential Tenancy Board and is returned to the tenant upon vacating the unit pending no additional cleaning and/or damages to unit. Tenants are required to return unit to move in standard and is responsible for all cleaning fees and/or replacement and repair cost to any appliances and/or damages to unit. **Damage Deposit can not be used as lasts month rental fees.

Can I have a pet?Unfortunately, Five44 Residence is a pet free building.

Do I need Renters Insurance?Yes all tenants must show proof of Renters Insurance at the time of possession.

What utilities are included?Water and Sewage is included. Tenants are responsible for Power and/or Wifi/Cable services. Units are equipped with baseboard heaters and mini split heat pump system.

Is parking extra?We have 2 parking options available for tenants, additional fees may apply. - Above Ground - Underground Parking Garage

Do you have underground parking?Yes we offer underground parking at a first come, first serve basis, Additional fees may apply.

Is there any storage available?Several units have a flex space in unit that can provide extra storage for tenants. Limited storage lockers available at a first come first served basis for purchase at an additional fee. **Items stored in lockers are at tenants own risk.

Is smoking tobacco, cannabis or other related products allowed on the premises?Five44 Residence is a smoke-free building including private patios spaces and all entrances. As per the New Brunswick Smoke Free Places Act, must be 9m from doorways, windows and air intakes of building. **Tenants are not permitted to discharge cigarette butts on the ground.
